Home Buyer Tip

Hey home buyer friends!  Here’s some advice if you are out at open houses this weekend.  Whether you like the house or you don’t, be sure to take your conversations outside.  Sellers are savvy, and some have those new-fangled camera doorbells (can you say Ring?).  Baby monitors have also been used.  Better safe than sorry.  Let me know if you see anything you like.  I’m with ya all the way!

December 2019 Home Sales

Late December is typically a slow time for home sales.  It's the holidays, and all.  Here's what sold in late December 2019 on the near west side of Madison.

Easy (and Quick) Room Refresher

Paint! It’s the easiest and least expensive way to refresh a room.  And it can change the entire look of a space.

I sometimes have two left feet - I realize you may not understand how this relates to painting but stay with me - I decided to paint a room.  I was in a hurry (not a good idea).  As I finished up one small spot in a top corner, I needed a ladder.  No ladder, no problem!  I’ll just stand on this swivel chair!

Oops!  The chair swiveled; I fell right into the can of paint.  That’s not all!  I tracked paint all over the carpet in my haste to find a towel to clean up the mess.  ARG!!  Painting is certainly something you can tackle yourself or hire a professional (I have people if you need a recommendation!).

The bottomline is painting a room can make a huge difference in the presentation of a house for sale.  Need more ideas on prepping your house for sale?  Give me a call and let's chat!

Serendipity

Sometimes it's hard to find the perfect🏡.  In fact, it's not unheard of in a 🔥 market to look at dozens of properties.  Fortunately for one of my Buyer clients that didn't happen!

They were looking for a condo in a specific location.  We had looked at a few, but nothing that tripped their trigger.  One day we were out viewing a condo, and while the location, price and even condition were good, it wasn't quite right.  As we were leaving, the neighbor was outside retrieving her mail and asked if we were looking for a condo.  Well, yes, as a matter of fact we were!

She informed us her condo was going on the market in a few days and asked if we wanted to take a peek.  Of course we did!  A quick look around and some lovely conversation where we learned the listing agents name and particulars of their move (preferred closing date, etc.).  We were in business!  As we left the complex, my client turned to me and said, "this was so serendipitous!".  I responded that I thought this was "the one!"

After contacting the listing agent, we had an accepted offer in just a few days.  Sometimes, being in the right place at the right ⌚time makes all the difference.  My friends, this was one of the times where I went into full-on Ninja Realtor mode to make sure that we secured that condo for my clients before another Buyer came along.

Here's the good news!  I can do the same for you!  I'm with ya all the way!
