Working from Home Changing Home Buyer Needs

Working remotely is changing what homeowners are looking for in a home.  With more companies figuring out how to efficiently and effectively enable their employees to work remotely homeowners throughout the country are re-evaluating their needs. 

Working remotely is also changing how Americans spend their time at home, and also how they use the space they have.  Carving out a space for a home office isn't what remote-workers want anymore.  And after spending months at home, the list of other items they want has grown.

Here's what home buyers are looking for today:

• Home office
• An extra bathroom
• Larger kitchen
• A space for homeschooling

Clearly, Americans are thinking differently about homeownership today, and through a new lens.

First Time Home Buyers

In June, the number of first-time home buyers accounted for 35% of the existing homes sold, a trend that’s been building steadily throughout the year. According to the National Association of Realtors (NAR):

Why the rise in first-time homebuying?

Mortgage rates at historically low levels has certainly pushed first-timers into the marketplace. Estimated mortgage payments at or below the monthly cost of rent is an enticing incentive! 

First-timers do have challenges, however.  There are lots of buyers out vying for the same properties.  First timers are unsure of the process and unsure of the benefits of owning a home.

Buying a House Today is a Full-Contact Sport!

It's a dog fight out there if you are trying to buy a house!  Man-o-man, where are the sellers?  Buying a house has become a full-contact sport!  To put it in perspective, home sales in Dane County remained lower this month than this time last year. In June of 2019 there were 962 single family and condo homes sold. This past month saw 779 single family and condo homes sold, representing a 19% decrease.  Read that again!  A 19% DECREASE!

Inventory

One of the driving factors behind decreased home sales is low inventory.  Nothing new here, this has been the case for the last several years, but it has magnified this year.  Inventory for single family and condo homes in Dane County remained largely unchanged from last month, and continues to hover around two months of supply.  A normal supply for a balanced market is six months.

Market conditions are always subject to change, and frequently do throughout the year. I am watching everyday to keep you up to date.
